![]() Use Calendar - To accommodate week-end use, all weeks of the year begin on Fridays. Two weeks every year are set aside for condominium maintenance and two weeks every year are set aside for the Plan Manager. The remaining 48 weeks are divided equally among all corporate owners. As an example – with four owners – each owner is entitled to twelve weeks use per year which is equivilent to one week per month. Accordingly, there are four calendars described below as Plan “A” thru “D”. There is also a separate calendar for the Plan Manager and Maintenance. In the beginning, plans are assigned on a “first-come, first-serve” basis. Then, each owner advances to the next plan at the end of each year. For example, the first Corporate Owner to sign a Purchase Agreement is given first choice in Plan Calendars. In this scenario, let’s assume the first Corporate Owner chooses Plan “C”. Then, at the end of the first corporate fiscal year, that owner automatically advances to the Plan “D” calendar. In general, Plan “A” has the first Friday of every month, Plan “B” has the second Friday, and so on. However, this may vary when the Plan Manager is assigned a week during months with five weeks. Please note that all Corporate Owners can trade weeks listed in their Plan Calendar. This is described in more detail in the attached “Corporate Ownership Rules” of the Corporate Ownership Plan.
With reference to trades, any corporate owner can trade weeks with any other corporate owner. The only requirement is that the Plan Manager be informed of any trades. In some cases, it may also possible to trade weeks with owners of other corporately owned properties. Under this scenario, however, there are two requirements to make an effective trade. First, the other corporately owned property must be on an approved list of properties from the General Assembly of Corporate Owners. Second, the Plan Manager must be kept up to date on all weekly trades. Please refer to the “Corporate Ownership Rules” for more information on trading weeks under the Corporate Ownership Plan.
